What Is Construction Management?
A construction manager (CM) is an agent
of the owner and is retained on a fee
basis to coordinate the building process.
The CM, depending on the contract with
the owner, may oversee all aspects of
the building process from conception to
final move-in.
Budgets are reviewed, financing is
discussed, timetables are established,
major contractors and subcontractors
are interviewed and selected for the
project. Material suppliers are arranged
and city requirements are negotiated.
The CM mediates and coordinates the
owner, architect and engineers, contractors,
material suppliers, equipment vendors,
building officials, financial parties
and is constantly monitoring the timetable
and has constant contingency plans to
insure a smooth, timely and satisfactory
progress to the completion of the project.
