Why All The Planets Are Aligned For Building Your New Dental Office NOW!

If you are tired of popping Dramamine before you check your investment account, your 401K statement or turn on CNBC to watch the stock market then listen up.

Regardless of the daily fluctuations in the stock market, the $700 billion bailout, the credit crisis, the weakening economy or the presidential election, if you're a dentist who's ever thought of upgrading, buying or building a new, bigger or more functional dental office - There is still hope!

Uncertain times call for deliberate measures. The current financial crisis should have little long-term effect on your financial investments if you are not planning to live off of your investments within the next few years. Your dental practice is one of your strongest financial investments, and RIGHT NOW is a once in a lifetime opportunity for you.

Why right now? Here's the equivalent of the astrological cosmic convergence of what's happening:

1) First contrary to media reports, banks are STILL lending money to dentists for building renovations and office projects. Sure you can't get a commercial NINJA loan (No Income, No Job or Assets) like people did in the residential market but you never could in the first place. There are still 'cash flow lenders' who understand and like dentists who can cash flow the debt for an office project (and we know sources if you don't).

After speaking with Bank of America and Matsco as well as other specialty dental lenders at the ADA in San Antonio last week , I was reassured that there is plenty of money available for those who can demonstrate the ability to service the debt.

2) Interest rates are relatively low and should stay that way. You still need good credit and a strong package to present to a loan committee but that's never really changed. You will need to justify the costs of your project with a financial projection and a detailed itemized budget. (We can also help you with this step)

3) It is a buyer's/tenant's market because of years of over building & high vacancy rates. The commercial real estate market has taken a beating lately with record numbers of defaults. It's never been easier to find people with land or landlords with buildings who are eager to negotiate with you.

4) There are a lot of good builders & contractors who are very motivated to bid on a project because they have time on their hands and hungry for work. This is a direct result of the overbuilding problem and eroding confidence in our tumultuous economy.

5) Demand for technology & equipment will drop for a short while and dentists will see equipment providers offering some great prices and deals just to maintain their internal sales goals. Again, after speaking with numerous suppliers at the ADA, sales quotas are way off in spite of President Bush's economic stimulus package allowing a $250,000 section 179 write off in 2008 on any equipment installed by the end of the year. Now is a GREAT time to upgrade technology and equipment in your office.

6) You can grow your practice because other dentists who aren't as marketing savvy as you will pull back their advertising during a bad economy. This is your golden opportunity to increase your market share because a smart dentist (that's you) will maintain or increase advertising and if done correctly, you can intercept new patients coming into their local market OR actually take patients away from other dentists (and if you're not 'marketing savvy' we can help you with that also).

Now if you've ever seen a solar eclipse you know it's a very rare and fleeting event. If you try to observe it with your own eyes & look directly at it, it can blind you. You need to look through heavy filters to block out the blinding effect of the sun.

This economic 'phenomenon' I just described is like a solar eclipse in 2 ways. First it is temporary and it won't last long. Second, if you are a dentist who can filter through all the blinding effects of media news flashes and breaking news alerts, you can see and start to take advantage of all these opportunities now.

Then when the economy does pick back up (and it will), you could be poised for some fantastic growth by having renovated, built or leased a new office at lower land / building / construction / lease costs, at relatively low rates and have a nicer facility with battle tested marketing systems in place to attract even more patients.

Remember if you watch too much CNN and CNBC you'd think the world should have ended 3 or 4 times in the last 2 months and soup & bread lines are coming next.

It's a fact that a lot of businesses are slower than usual but many of our past clients have been experiencing their highest production months in recent years. Established practices that offer value-added patient experience, providing state of the art facilities and amenities will continue to be successful during this crisis as patients become more discerning and value conscious.

Warren Buffet is investing HEAVILY in the US stock market right now because everything is "on sale". Even if you don't have his bank account, you can take a page from his play book. He is fearful when others are greedy and greedy when others are fearful. Right now could be a unique opportunity for you to be 'greedy' and invest in yourself and your dental practice with a new or updated dental office.
